Sealcoating

Save Money - Reduce Maintenance - Protect Your Investment

Sealcoating provides your asphalt pavement surface with two critical benefits:
  1. It extends the life of your pavement by protecting it from elements that destroy its structural integrity, thus lowering the lifetime costs of the parking lot areas.
  2. It enhances the image and look of your parking lot area, which appeals to your customers.
Why choose Parking Area Maintenance, a full service asphalt paving and maintenance contractor, as your sealcoating contractor?
  1. Peace of mind.
We are rigid in adhering to manufacturers' specifications for mix design and application rates. We also have extensive training for our crews in proper application techniques. In simple terms, "we apply it correctly the first time".

  2. We treat your customers like our customers.
Our sales consultants and crews are trained and encouraged to be courteous and considerate of your customers. They recognize that minimal inconvenience is critical to your customers. Crews also work hard to ensure a safe environment through proper barricades and signage during the sealcoating process.

But which seal coat is right for me?

Like all pavement maintenance products, picking the right seal coat material and process for your unique requirements is critical. The amount of traffic, image you desire, time available for application, and many other factors are critical in determining which sealcoating system is right for you.

Our sales consultants receive extensive training on mix designs and formulation specifications of sealcoating materials. Unlike other firms, Parking Area Maintenance, Inc. offers multiple sealcoating systems which consist of products from leading industry manufacturers.

The following are the types of sealcoating systems we can provide to you, ranging from conventional mixes to premier systems. The differences are noted but can be explained in greater detail by our sales consultants.

Premier Systems

Premier systems represent sealers that contain coal tar products with the highest quality material content. Latex polymers and sand are included in these mixes to enhance the wear and durability of the product. They are generally designed for high traffic areas or applications where durability and longevity are critical.

Jennite Sealcoating System
Longest lasting sealcoating on the market, and lowest lifetime cost. Jennite's unique formula allows it to be applied at full strength without dilution. Minimizes water absorption and the deadly effects of sunlight. Seals out gasoline and oils, which harm your pavement's strength and performance. Seals in the asphalt binder, which is the key to your pavement living a long, useful life. Jennite was the first pavement coating created way back in 1938. Of course, it has undergone continual refinement but the competition hasn't caught up yet. When having a beautiful parking lot is really important, there is no better choice than implementing the Jennite Sealcoating pavement maintenance system. Must only be applied by licensed and certified applicators. Manufactured by Neyra Industries.

Poly*Tar Sealcoating System
Poly*Tar is a great system for those seeking superior durability, wear resistance, resistance to sunlight and oxidation, resistance to oil and good elasticity. Manufactured by Gemseal.

Grip-Flex
Specially formulated thermoplastic coal tar resin binder designed to be blended with specially graded aggregates to form a fuel and skid-resistant surface on asphalt and concrete pavements. This product has amazing elasticity, which keeps it from cracking as a result of weathering, and it allows it to expand and contract with the underlying pavement. No more need to groove surfaces due to its "grabbing" power that binds aggregate permanently in place. This makes it ideal for parking lots, roads, and airport runways. Grip-Flex seals surfaces, and keeps liquids out. Water, oils, fuels, and other agents can't penetrate its surface. Consequently, it will not bleach out or "gray" with time. It will retain its beautiful black color throughout its life. Grip-Flex can only be applied by fully trained and authorized applicators ensuring a professional application and years of wear.

Specialty Systems

Specialty systems represent sealers that are either asphalt emulsion or coal tar based. In some cases, a combination of the two. The reason to use these systems may be based on environmental reasons or type of application, such as the need for a fast drying sealer.

Asphalt Emulsion System
Sealer comprised of asphaltic based materials as opposed to coal tar based materials. An environmentally friendly sealer with superior compatibility to new asphaltic surfaces.

Quick-Seal System
Shortest disruption of your business and its clients. Sets fast, is slip resistant and toughens the coating. Protects against the effects of weather, UV radiation, and traffic.

Deluxe System
Maximum adhesion. Used in conjunction with POLY Prime Penetrating Rejuvenating Primer which brings back life to your pavement. Provides protection against weather, UV radiation, and traffic. Creates a tough uniform black finish that reduces scuffing. Manufactured by Neyra Industries.

Conventional Systems

A variety of coal tar based systems are available in this category by multiple manufacturers.

Coal Tar
The conventional systems are based on standard mix design for sealers, generally without additional solid content or additives. Product can be applied with or without sand. Best suited for low traffic patterns or applications of short term protection.
